The land is in a beautiful part of Tuscany, Italy a few kilometres east of Siena, the historic centre of which has been declared as a World Heritage Site. It is one of Italy's most visited tourist attractions. Siena is famous for its cuisine, art, museums, medieval cityscape and the Palio, a horse race held twice a year.
The course design is spread out over 75 hectares, nine holes to run along the river forming the left (western) boundary passing through the land in the lower part. The other nine holes will be spread out on the plateau around Calosine, which is an old farmhouse in semi-ruins (shown below).
From this higher plain there are panoramic views of the best of Tuscany. On the road intersection, close to where the residential development was planned, is an 18th century building (shown below) originally used as the farm centre and now provisionally restored to provide accommodation. It would make a super pensione of 16 or even 24 bedrooms.
The Comune Structure Plan proposes a hotel building (3000m2) to serve the hotel but its location within the land is not yet established in the plan, though the owners envisaged it near the clubhouse, west of Calosine.
